Welcome to the Newport Miami Beach Condominium at the Newport Beachside Resort conveniently located between Miami Beach to the south and Fort Lauderdale to the north. Situated directly on the Atlantic Ocean in the prestigious Sunny Isles Beach area of North Miami Beach, the resort sits on a lush beach setting of palm trees and tiki huts. As we are located minutes away from the popular attractions in Miami, our concierge can arrange a variety of day trips through “Big In Excursions”, a top leader in the southern Florida tourism industry with a great selection of excursions throughout the region with great rates and discounts you won’t find anywhere else, or just sit back and relax at our Olympic sized pool overlooking the Atlantic Ocean and take a dip in the ocean.

Located within the Resort are 3 restaurants including the “Ocean Reef” for breakfast, the Pool bar for lunch and “Kitchen 305” for dinner, where reservations are recommended. If you just want to grab a coffee, soft drink or a snack, “Cappuccinos” is in the lobby. You may also want to take a stroll on the fishing pier located directly outside of the resort and have a bite to eat at the Pier restaurant while taking in the magnificent views of the coastline.

Please be advised that the timeshare rooms are cozy units upgraded from former hotel rooms that do not offer a full kitchen but do include a wet bar with a small microwave, coffee maker and mini refrigerator.

Renovation UPDATE May, 2024

As many of you know, our resort has been undergoing major renovations for the past 3 years. To date, we have already completed the restoration of the exterior of the building, including stucco and concrete repair work with a fresh coat of paint, the installation of hurricane rated windows, and the replacement of the terrace railings with tempered glass railings. New guest elevators were installed, and we have updated and/or replaced all the building’s mechanical items such as the generator and electrical panels. The pool deck has been totally redesigned/remodeled with lush landscaping, fire pits, and new furniture including an exclusive area with cabanas resulting in a tropical oasis overlooking the Atlantic Ocean. Enjoy lunch and drinks poolside at the new Tiki Hut located on the pool deck.

The lobby, the coffee shop and the restaurant in the lobby are currently under renovation, and soon the entire lobby will have a new, modern, and upscale look with a new full-service bar.  Room renovations are underway as well, but this will take time as we can only take a small number of rooms out of use at a time. We apologize for the inconvenience that goes along with these renovations, but in the end, it will all be worth it. We are hoping that by the end of 2025 all renovations will be completed.

  1. All assessments (maintenance, taxes, reserves and late fees) must be paid before any reservation is approved. 
  2. Your owned week is not automatically reserved for you. To reserve your owned Newport Miami Beach week, please confirm your reservation with us by calling us at 305-940-9933, faxing us at 305-919-8541, emailing us at office@newporthoa.com, or you can complete the reservation request form indicated and click the “submit” button. 
  3. To exchange your week for another Newport week, you must deposit your week with Continental Vacation Exchange. CVE will verify with us that your assessments have been paid prior to accepting your deposit. Continental Vacation Exchange can be contacted by phone at 305-940-9933, by fax at 305-919-8541 or by email at office@newporthoa.com, or you can complete the exchange request form indicated and click the “submit” button.
  4. If you are a float owner and want to exchange your week with Interval International, you must obtain a code and week assignment from us prior to depositing your week. Please fill out the Interval request form indicated and we will send you the code and week information via e-mail. Interval International will verify with us that your assessments have been paid prior to accepting your deposit. Interval International can be contacted by phone at 305-666-1884 or visit their website www.intervalworld.com.

        To all owners of timeshare interests in the Newport Miami Beach Ownership Plan:

        Newport Miami Beach Condominium Association, Inc., a FL not for profit corporation , the managing entity of the Newport Miami Beach Ownership Plan, has the right to elect to use the trustee foreclosure procedure authorized under Fla. Stat. §721.855 to foreclose against unit owners who have not paid their assessed maintenance fees and taxes.

        If a timeshare owner fails to make timely payments of timeshare plan common expenses, ad valorem taxes, or special assessments, an assessment lien against the timeshare owner’s timeshare interest may be foreclosed in accordance with a judicial foreclosure procedure or a trustee foreclosure procedure, either of which may result in the loss of the timeshare owner’s timeshare interest.

        If the managing entity initiates a trustee foreclosure procedure, the timeshare owner shall have the option to object pursuant to Florida law, and in such event the managing entity may thereafter proceed by filing a judicial foreclosure action.
